Casa Rosabaya has a unique architectural style, in which modern style and materials in their natural state predominate. The 12-room vacation villa was conceived to be rented and rescues solutions from popular and vernacular Dominican architecture such as openwork blocks, wide eaves and window protection elements using a modern and contemporary language that enhances the expressiveness of exposed concrete. , present in practically all architectural elements. Located on the seafront in Cosón Beach, the house integrates vegetation through patios, passageways and interstices that dilute the boundary between interior and exterior.




The house is located on the seafront in Playa Cosón, whose white sand is one of the most beautiful in the Dominican Republic; It is a 5-minute drive from the picturesque tourist town of Las Terrenas (Samaná) and 300 meters from the beach of the two most prestigious hotels in the area, which offer quality restaurants and a spa to complement the villa's offering. The 60 meters that separate the villa from the sea have a beautiful tropical garden with grass, coconut trees and palm trees. The west orientation allows you to enjoy beautiful sunsets over the sea.



With a construction area of 1,500 square meters, the area program is distributed on two levels. The villa consists of 12 rooms (two of them are suites) with the capacity to accommodate 28 guests, integrated and open social areas, two fully equipped kitchens (one main central and one secondary), an outdoor bar located next to the pool with a large heated jacuzzi (for 20 people) and a large terrace of 300 square meters. Thanks to being located on a corner lot, it has two vehicular entrances to the parking lot for twelve vehicles in front of the house, ensuring better flow.




All rooms have a private bathroom, natural ventilation, air conditioning and, most importantly, all have sea views. The bathrooms of the two master suites are equipped with a bathtub as well as a shower. The entire complex has universal accessibility through ramps, and one of the rooms is adapted for people with disabilities. The villa has its own electrical generation equipment (in case of interruption) to guarantee the best service and comfort of its occupants.




The design assignment had the particularity that it was a vacation home focused on the real estate business, a place to rent, for several families or a group of friends, or for special events, celebrations, and even a retirement home. This factor largely determined the characteristics of the design, in which social areas are prioritized, with a smaller bedroom size than the standard of tourist villas. An aspect to highlight is that many of the formal solutions have as their starting point references to popular and vernacular Dominican architecture, always maintaining a modern and contemporary language adapted to the clients' requirements. Among these elements, the wide flights to protect the windows and the openwork blocks stand out, a traditional architectural element of the tropics that allows constant air flow to avoid humidity and mosquitoes, and provides beautiful diffused light entrances.




An important condition of the terrain is that the water table is approximately one meter from the surface. To avoid flooding, the house was raised 1.40 meters above ground level (given a natural slope that existed at the back of the land), thereby leveling the first floor with the green area in front of the house. This elevation of the land helps to buffer the existing relative humidity, while guaranteeing access to the electrical and sanitary wiring system, making maintenance service more effective when necessary.
