Edificio Chichen-Itza

It is a mixed-use building located in Mexico City in Colonia del Valle. The land has a corner condition and one of the streets is pedestrian and has a public square. Such projects are necessarily linked to a business scheme, where the main challenge is to achieve a profitable project, however, and beyond solving that issue proposals that increase the value of the spaces were raised. Pretending that users not only within their departments live but use the common spaces. During the design process observed in a study of similar projects, the vertical circulation in general did not have a priority in the composition, and in contrast were, dark and uncomfortable. Because of that conclusion, this project's main feature re assess the circulations, with this intention is to allow the users to use this space as a meeting place and conviviality. Allowing a dynamic facade as it is completely covered with vegetal elements on both sides. Making a play of light and shadows very unique and attractive. Consequently the main facade of the building is composed of three volumes, the first corner corresponds to the type departments, the second volume circulations are as green curtain and the third volume corresponds to the type departments B. Achieving this break with the building is not as invasive in the urban context.

Half buried level are parking spaces and a shop in equine leveraging flow finds pedestrian shopping area.
