Adaptive urban form and sustainable workplace infrastructure

Completed in 2022, the F&L Headquarters by ASK Architects is located in central Seoul, within a short walking distance of Yaksu Station. The site occupies a transitional zone between two contrasting urban conditions: a high-speed arterial road to the north and a dense residential hillside to the south. This duality informs a design approach that balances movement and pause, public engagement and privacy. The site’s earlier layers left behind retaining walls ranging from four to eight metres in height, introducing significant topographical complexity that shaped both the massing and circulation strategy.

Reclaiming the ground plane

A key sustainability decision was the rejection of the conventional piloti model that characterises much of Seoul’s recent development. Rather than lifting the building to accommodate parking at ground level, the project absorbs the slope of the terrain to form a continuous podium. This podium becomes a connective urban device rather than a residual space. Pedestrian movement unfolds through a sequence of stairs, a public plaza, a café, and an inner courtyard, transforming circulation into an experiential and social process. By prioritising active ground-level use, the building strengthens walkability, supports public life, and reduces reliance on vehicular access.

Structural strategy and programme efficiency

The building is organised into two slender towers framing a central open volume. One tower consolidates vertical circulation, services, and the staff canteen, functioning as the infrastructural core; the second accommodates enclosed programmes such as meeting rooms and executive offices. This concentration of fixed elements frees the central zone from structural and mechanical constraints. Large concrete slabs span between the towers, providing structural efficiency while enabling uninterrupted interior spaces. This strategy minimises material redundancy and supports long-term adaptability, a key component of sustainable workplace design.

Open plan as environmental strategy

Rather than relying on repetitive floorplates typical of office towers, F&L Headquarters prioritises a flexible, column-free central plan. This openness allows the interior to shift between workspace, exhibition, and event use as organisational needs evolve. By anticipating change rather than enforcing fixed layouts, the building reduces the likelihood of future demolition or major renovation, extending its service life and lowering long-term material and carbon costs. The separation between towers also improves daylight penetration and natural ventilation potential, contributing to indoor environmental quality.

Massing, mediation, and long-term urban fit

The building negotiates its context through a series of deliberate spatial adjustments. To the west, it steps back to create a courtyard buffer adjacent to residential buildings; to the east, it advances toward Dongho-ro, forming a small urban plaza. This dual gesture moderates scale, supports microclimatic comfort, and strengthens the relationship between private and public realms. The resulting form resists a singular architectural image. Instead, it unfolds gradually depending on viewpoint and movement, aligning with the fluidity of the city itself.
