A former industrial shipyard transformed into a vibrant new district in Vlissingen

In the Dutch city of Vlissingen, Atelier PRO has completed Kop van het Dok—a residential development that forms part of the transformation of De Schelde, a once dilapidated former shipyard, into a connected and vibrant new district. Designed for WVO Zorg, the project extends the adjacent care complex with three energy-conscious residential towers rising from a three-storey plinth.

Architectural context

The design responds to its prominent position at the head of the historic Dokhaven and its neighbour, the award-winning Scheldehof care home. It features a horizontal plinth that connects to the scale of the city, and three towers that rise from it in a stepped silhouette. Their vertical presence recall the industrial past of the port area, where cranes and ships from the De Schelde shipyard once formed a prominent part of the city skyline.

Residential offerings

The residential towers, which are between 11 and 17 storeys high, contain 182 apartments across social housing, rental properties and owner-occupied homes. The complex is connected to the neighbouring care centre and the amenities at its base—theatre, cinema, restaurants and shops—by a footbridge, allowing residents to live independently while having access to support if needed.

Sustainability

Atelier PRO's energy-conscious approach to residential design is reflected in the A+++ energy label achieved through a combination of insulation, heat recovery and ground-source energy. The building envelope is carefully insulated, with triple glazing limiting heat loss, while heat-recovery ventilation reduces the energy required to introduce fresh air.

Heating and cooling are managed by individual heat pumps connected to a collective WKO system beneath the site. Around 80 boreholes, each approximately 200 metres deep, use the thermal capacity of the ground to store and exchange heat and cold throughout the year. Rather than relying on conventional gas heating, the building uses this shared ground-source system to meet the apartments’ heating and cooling demands, reducing operational energy use while maintaining a stable indoor climate.
