N69 Residents is a multifunctional complex located in a district being transformed from an industrial zone into a modern urban environment. The project combines comfortable housing, an office center, and commercial spaces, creating a vibrant residential area along Navrotskoho Street. Construction follows a detailed master plan that includes infrastructure upgrades, new roadways, and zoning improvements. The complex features 7- to 9-story residential buildings atop a stylobate with commercial premises, complemented by a 14-story office tower serving as a prominent architectural landmark.
The façade design contrasts natural, wood-clad buildings with dynamic forms against buildings finished in aluminum composite panels with natural metallic tones, showcasing a balance between expressive and restrained aesthetics. Particular attention is given to glazing: the arrangement, proportions, and accentuated panoramic elements which enhance the overall façade composition.
The structure employs a monolithic reinforced- concrete frame, ensuring durability and structural reliability. The stylobate’s roof is designed as a green terrace. Engineering solutions incorporate energy-efficient ventilation, autonomous heating, and modern fire safety systems. A two-level underground parking garage offers convenient access for residents and visitors.
N69 Residents are pivotal to revitalizing the neighborhood, enhancing its appeal for living and working. The complex establishes a new pedestrian plaza in front of the office center improving both pedestrian and transport connectivity. Thoughtfully designed green spaces, public areas, and commercial amenities foster community life and social engagement.
