Plaza Mayor House
Adrián Capelo Cruz

Refurbishment in a protected building

In this comprehensive reform we sought to fill an old, very compartmentalized and dark house with light. The house has a facade to the San Miguel cellar in the kitchen and to the Plaza Mayor in the living room , the rest of the rooms, bedrooms and bathrooms are located in the interior area of the building.

It is proposed to make the central corridor a irregular shaped hallway to make use of the existing structural elements. This street gives access to the different rooms and provides lighting through interior windows with shutters. To create a contrast of materials, it is paneled with oak wood, with doors and shutters make up to the mark. A warm feeling tunnel is transports us to the dining room.

The building has special protection, globally protected status in order to maintain its architectural and construction characteristics, volumes, shapes and exterior decorative elements. That is why we had to process  a license from the Historical Heritage Commission.

Windows were changed, maintaining the dimensions in order to conserve the old aesthetic appearance, but improving their energy efficiency with the placement of double glass an air chamber. We also improve its noise insulation with a wooden carpentry and perfect seal. Inside the house, microcement with underfloor heating is used as continuous flooring, and in wet rooms we use a traditional hydraulic tile.

As regards the lighting, different environments are united, through a warm tonality. In this way we will have static and uniform lighting in large living áreas, and dynamic and punctual lighting in the transit area.
