The building, developed by the company PROMOCIONES Y OBRAS POZANCO SL and executed by the construction firm OBRAS Y SERVICIOS LUSITANIA (OSL), is located in a new urban expansion area to the west of the city of Badajoz (Extremadura), comprising a residential program of 38 dwellings distributed over five floors above ground, with a commercial unit on the ground floor, an underground garage, and communal areas including a swimming pool and garden.

From the very beginning of the project, the orientation of the plot was identified as a key challenge: the building’s main façades face east and west, resulting in high exposure to solar radiation typical of these latitudes. To optimize the building’s energy performance and ensure thermal comfort, a continuous outer envelope was conceived as a “second skin.” This additional layer generates an intermediate space between interior and exterior, which not only protects against solar gain but also accommodates private terraces and balconies for each dwelling. Thus, the design strategy addresses environmental concerns while also enhancing the value of the apartments with usable outdoor spaces.

This outer skin is built with prefabricated GRC panels, molded into curved geometries that adapt dynamically to the position of the terraces. Where necessary, the panels taper off and are complemented with glass railings, creating a lighter, more transparent transition to the exterior.

In volumetric terms, the final configuration responds both to planning regulations and to design decisions. Urban planning requirements impose a setback on the first floor, resulting in large terraces for the corner apartments. A similar condition occurs on the fifth floor due to the buildability limitations, providing two further dwellings with expansive panoramic terraces overlooking the surroundings.

The residential program is organized around a central corridor that distributes the units symmetrically, offering typologies of 1, 2, and 3 bedrooms to suit diverse household needs.

Finally, the ground floor features a social club for residents, directly connected to the landscaped areas and swimming pool, reinforcing the communal character of the project and creating a shared space for leisure and social interaction.
