The design brief for this project was to turn the existing house into a grand open plan home- maximize harbour views, create numerous spacious entertaining areas and ensure functionality for the busy family that lives here.

The clients brief was extensive and the challenge was how all of the requests were going to be incorporated into the design without extensively increasing the overall footprint of the house.To open up the floor plan required most of the existing internal walls to be removed and then work out how to eliminate the need for structrual columns within the new space.

The solution was to resolve a layout that consisted of a grand entry leading through into the various different entertaining spaces located around the perimeter of the centrally located services hub for the laundry, powder room and butlers pantry.
The open plan was achieved with the extensive use of steel beams (the largest length being 13m). The steel was concealed within the design of the coffered ceilings which add another dimension to the ceilings throughout.

The resolved final plan and design incorporated:
Designer kitchen, formal lounge, entertaining balcony (13mx3.5m) with full height doors which recess into wall cavities to create a seamless transition between the exterior and the interior, 5 bedrooms, 2 ensuites, music room, formal lounge, tv room, cinema room, 2 separate WC's, alfresco entertaining area, 2 additional balconies, main bathroom, inground pool, and a whiskey room.
