The Offset is a garden style property in the Gateway West neighborhood of Sacramento, California. Its amenities include a clubhouse with innovative virtual meeting spaces, co-working lounges, game rooms, fitness center, pool and spa, dog park, pickleball court, and playgrounds.

The overall property aesthetic stands out against the other apartments in the area. Drawing from the understated depth of Sacramento, the design is modern with hints of boldness. Sacramento is not flashy but unique and has a rooted history from Sutter’s Fort to Old Sacramento. The art culture is very well rounded, and the music, nightlife and restaurant scenes are well known for their variety. The Offset embodies all of this in a blend of warm woods, custom artwork, vintage and classic furniture stylings, and sleek surfaces. The color palette ties in the red brick of many of Sacramento’s historic landmarks, the yellow from the iconic Tower Bridge, and blues of the official city seal and logo. Several patterns used also evoke the feeling of movement, emulating the city streets and the proximity to the airport.

The targeted demographic for this property is young families, married couples, and business professionals. The amenities stand out in comparison to the surrounding properties in their overall design as well as the programming. The co-working spaces are well equipped to allow anyone working from home an area that is outside of their unit and the game and media lounge are used often for watch parties, and other events. The leasing staff does a great job activating these spaces for resident use. The dog park and resort style pool, courtyard, and BBQ areas are programmed and designed to maximize use and allow them to appeal to all residents. The programming was ahead of the curve by incorporating sectioned spaces with a variety of uses as well as multiple types of co-working. One of the offerings is a sculptural “room within a room” parametric dome space that adds a unique element to the clubhouse.
