The project is located in one of the best areas of Valencia, and fully occupies the 10th floor of a 16-story building.


With an area of ​​332m2, the original layout responded to a way of life completely surpassed, based on highly compartmentalized small spaces, and separated into a service area and a noble area, long and narrow corridors with little or no natural lighting that gave way to a multitude of rooms.


The main objective of the project is to modernize the housing adapting it to a lifestyle current, where there are smooth transitions between different spaces of use and introducing the kitchen like a zone of habitual use connected with the noblest pieces of the house.


It also tries to value the structure of the building, this being a tower of 16 stories with stainless steel pillars and reinforced concrete central core to withstand the efforts of earthquake and wind. For this, a large part of the reinforced concrete is exposed, leaving it in its state more primary, and keeping the steel pillars exposed and treated with a fireproof paint.


The comfort in the house was another of the premises; an air conditioner will be installed with ducts throughout the house and with Air Zone control system, and under floor heating throughout living place.

 

An access zone is planned in order to distribute all the zones of daily use (kitchen,dining room, playroom, living room ...), conceiving the common areas as a fluid space and flexible.


The passage to the rooms occurs through the living room but enclosing it with a piece of furniture that serves as a permeable filter. The concrete seen accompanies from the passage to the night area, highlighting its powerful texture by means of a hidden light hidden in a dark space on the ceiling.


The living area is composed of a wooden floor with lots of character where you can observe the knots of the wood and a heterogeneous relief, walls in neutral white and gray tones introducing the color in the furniture.


The kitchen is one of the pieces where the materials become more important. The countertops of the Franke brand with two integrated sinks and furniture with lacquered finishin white combine with the ground of porcelain stoneware rectified of big format with color cement. The pantry appears as a continuation of the kitchen but the furniture of natural wood will generate a more welcoming space.

 

Next to the kitchen there is a services area as a small apartment with a room and bathroom.

 

The dining room is placed together with the kitchen with the possibility of separating by two large sliding doors from ceiling to floor.
