Bad Segeberg water tower: Historic building under monument protection

The property: a listed old water tower in the heart of Bad Segeberg, in the immediate vicinity of the Karl May Festival venue. The vision: to create an entire hotel area with the historic water tower at its heart. Speaking of historic: the addition “listed building” is almost a given. And speaking of the tower: the building is round. An absolute challenge in terms of interior design. During the extensive refurbishment of the building, the building's condition had to be preserved, taking into account all monument protection requirements, but the building still had to be brought up to a highly modern standard in terms of energy and substance. The high safety requirements also had to be met and the design had to be as barrier-free as possible. The aim was to create an individual hotel concept in harmony with the history and surroundings, in which each hotel room has a different design and creates a feeling of home away from home. The rustic industrial look of steel and oak blends seamlessly into the historic building fabric, such as the red brick wall.

As a planning office with a focus on building in existing buildings, the sustainable transformation of real estate and interior design, we designed and implemented this project in collaboration with architect Frank Prick van Wely. The transformation of existing properties preserves historical values, uses resources efficiently and creates new possibilities for use. Our project, the transformation of the listed water tower in Bad Segeberg into a unique aparthotel, illustrates these principles. By repurposing the disused tower, we were not only able to create a new guest experience, but also contribute to the preservation of the local cultural heritage.

In terms of monument protection, high standards had to be met with regard to acoustics, fire protection, building physics/thermal insulation and statics, in close coordination with the heritage office. In addition, the round floor plans of the tower presented us with special interior design challenges. Due to the special basic shapes, all galley kitchens, seating, bed headboards, cupboards etc. are custom-made. Custom-made products.
