An unconventional redevelopment
With La Fondation, PCA-STREAM has radically transformed an unconventional complex—comprising an above-ground car park and a 1960s building—by breathing new life into it. The firm opted for a major redevelopment, designed to preserve the building’s charm whilst endowing it with the qualities of a contemporary structure. The complex featured a striking spiral ramp, spacious industrial-style volumes, large open-plan areas, and interesting materials such as concrete, brick and ironwork… all elements characteristic of a neo-industrial style favoured by creative professionals, and reflected in the unconventional office spaces sought after by innovative companies.
A heritage of craftsmanship and art
The project’s philosophy is rooted in the rich history of Batignolles, a neighbourhood renowned for its commercial, artisanal and artistic identity. Many writers and creators have lived here over the years, infusing the area with a strong cultural vitality. This is evidenced by the presence of galleries, studios and art schools, as well as the local council’s commitment to culture, particularly towards street art. The neighbourhood is famous for its concept stores showcasing young designers and has become a hotspot for lovers of contemporary cuisine. PCA-STREAM responds to this dual artisanal and cultural identity by framing this redevelopment within a culture of experimentation, innovation and creativity, where the emphasis is on learning by doing in an environment that fosters exchange and collaboration, mirroring the future ecosystem of Rue Legendre.
Complementary programmes on the street and courtyard sides
The project comprises two programmes: a 5-star boutique hotel, a spa, a café and a rooftop restaurant on the Rue Legendre side, followed in the second part of the plot by commercial spaces and associated services (café, fitness centre, events space), opening onto a courtyard on the Rue de Saussure side. This mixed-use development is designed to meet the diverse needs of local residents. Contemporary signage unifies the site, whilst the ramp area highlights the idea that these programmes form a single, inspiring space. The façade on Rue Legendre has been redeveloped, with a neo-industrial-style café on the ground floor. Its geometric pattern plays on the contrast between metal and warmer wood panelling, which extends into the rooms to form alcoves. The materials and furnishings explore the dual identity of the space, balancing the warm, artisanal feel of wood with the more industrial character of raw materials. Within the offices, the preserved structures contrast with contemporary materials. The creation of patios and glass roofs brings in light and contributes to users’ comfort. Different types of workspaces are tailored to the need for privacy or collaboration. The numerous amenities and access to the outdoors via terraces and tree-lined patios reflect the focus on well-being.
Reaching new heights
The spiral ramp, a testament to the building’s past, has been deliberately retained in its raw concrete finish. It forms a symbolic link between the two complexes through a shared programme of events and cultural activities, fostering a quirky, creative and informal atmosphere. The ramp hosts a variety of events, in partnership with the site’s users as well as local artisans, associations and creative schools. This cultural elevation is complemented by the numerous green terraces rising within the building. Like the green walls in the courtyards, they are a source of well-being and foster a new relationship with the environment. The hotel’s rooftop terrace offers exceptional 360° views of Paris and the Greater Paris landscape.
