Project / Client’s Brief
Commissioned as a primary residence for a private client, Bay Villa was envisioned as a contemporary coastal home that offers the intimacy of retreat alongside the expansiveness needed for large-scale entertaining. Situated on the highly sought-after Jumeirah Bay Island, the villa had to respond to its exceptional beachfront context while accommodating a lifestyle that spans everyday family living and gatherings of over 100 guests. The brief demanded clarity of design, warmth of materiality, and architectural boldness—wrapped in a language of calm.
Concept
Conceived as a sculptural sanctuary by LW’s architecture and interior architecture teams, Bay Villa is a meditation on light, rhythm, and natural balance. At its core, the design is about contrast—openness versus seclusion, solid versus void, groundedness versus elevation. The villa unfolds not as a single gesture, but as a sequence of spatial experiences carefully choreographed to heighten the resident’s connection to landscape, sea, and self.
Various Design Elements
The approach is deliberately understated—an arrival framed by symmetry and shadow, where the horizontal strata of travertine and deep-set glazing project
both privacy and poise. This is a villa that holds its ground without shouting, revealing its drama slowly, layer by layer.
A three-storey central courtyard anchors the architectural composition, drawing light and life into the lowest levels and establishing an internal garden that becomes the villa’s spiritual core. Mature trees and vertical greenery frame a contemplative space around which circulation pivots. The idea of retreat is literal here—this is where the home breathes inward.
The formal living room is a showpiece of scale and transparency. Its 8-metre-high sliding glass doors dissolve the boundary between interior and exterior, revealing a view corridor that extends unbroken from the interior lounge to the sea. Moments like these are designed not to impress, but to evoke—heightening the experience of place.
Cantilevered terraces and deep overhangs provide shade while softening the villa’s modernist silhouette. The external language is one of linear clarity—dark metal screens, fine louvres, and a restrained rhythm of solids and voids articulate each elevation with nuance. On the seafacing side, a beachfront pavilion (Image 3) emerges from the edge of the pool, forming a shaded outdoor living area that hovers just above the sand.
Unique / Key Features
Bay Villa is defined by architectural gestures that are both bold and precise. The sunken courtyard reimagines the basement as a sunlit oasis, transforming what is traditionally utilitarian space into a haven of light and greenery. The rooftop pool and entertainment terrace provide panoramic views that stretch to the Burj Khalifa, while planted rooflines and shaded outdoor rooms blur the boundary between garden and structure. Internally, a sculptural stair floats within a double-height space, its travertine backdrop animated by cascading wall art, and views unfold with intention—each one framed, never accidental.
These are not decorative flourishes but architectural devices designed to shape how one lives: to pause, to breathe, to look out.
About the Ambience
The atmosphere of Bay Villa is defined by its quiet confidence. Travertine flows from exterior to interior, creating a seamless material narrative. Natural light is allowed to sculpt the interiors, which are restrained and generous in proportion. The tone is one of timeless elegance—rooted in context but globally attuned. Inside the interiors maintain an architectural honesty, letting texture, shadow, and proportion take precedence over ornamentation.
Challenges Overcome
One of the most significant challenges lay in maintaining privacy without compromising views—particularly on an exposed beachfront site. Through precise volumetric articulation and the strategic placement of screens, courtyards, and vegetation, LW was able to give the client the sense of retreat they desired, while allowing the architecture to remain open and expressive.
About the Execution
From concept through to completion, LW supervised the design, construction, and fit-out phases with rigorous attention to detail. Each element—from the joinery to the stonework—was closely coordinated to ensure the architectural vision translated seamlessly into built form.
Technical Elements
The villa was delivered with fully integrated MEP systems, coordinated across four levels. Thermally responsive façades and strategic shading reduce solar gain, while deep overhangs and water features help moderate the microclimate. The central courtyard and double-height volumes improve both natural ventilation and light penetration.
Material Selection
The home is grounded in a warm neutral palette: white travertine underfoot, silver travertine cladding along internal walls, and soft grey aluminum framing throughout. These natural materials were selected not only for their timeless appeal but also for their ability to age beautifully in a coastal climate.
Furniture Chosen
While the FF&E was not part of LW’s scope, selections by Obegi Home were made to complement the architectural rhythm, allowing the materiality and volumes to remain the primary protagonists.
