The Challenge
Centuria commissioned Amicus to develop two speculative office suites designed to drive rapid tenant acquisition in Melbourne's competitive central business district. The objective was to deliver architecturally distinctive workspaces that balanced sophisticated design with budget-conscious execution, creating environments that would stand out in a crowded marketplace.
The brief demanded departure from standard commercial fitout approaches, emphasising striking entry experiences, thoughtfully planned collaborative zones, and adaptable layouts. The Approach
Both spaces underwent comprehensive spatial reorganisation, converting compartmentalised office configurations into flowing, contemporary work environments that optimise natural light and spatial perception. The original maze-like arrangement of cellular offices was restructured into dynamic, multi-purpose areas capable of functioning as meeting spaces or private offices, supported by generous open-plan zones.
Design interventions focused on establishing clear visual anchors through considered material selection, colour application, and formal elements. Custom lighting solutions and bespoke joinery were strategically deployed to introduce elevated finishes and generate impactful moments throughout the tenant journey.
Each speculative suite addresses identical requirements—distinctive planning, memorable entries, and leasing-ready adaptability—while expressing unique design personalities. The first space incorporates a striking wall graphic within the collaboration area, creating an energetic visual feature that engages with the external urban context. The second employs a more material-driven strategy, utilising a bespoke timber screening system to articulate the social zone while maintaining visual connectivity across the floor plate.
