Project Overview
Following the delivery of earlier speculative suites at 99 Elizabeth Street, Kyko Group returned to Amicus for three further tenancies across Levels 2, 3 and 7. The brief was to extend the language of the existing fitouts so the building reads as a single, coherent workplace offering, while lifting the quality and leasing appeal of the new floors.
Speculative suites must appeal to tenants who are yet to be identified. The design therefore needed to be contemporary and enduring, with enough neutrality to suit a broad range of occupiers. Reuse was also a priority, and existing elements were to be retained wherever it made sense.
Design Response
Working within the architectural framework set by the previous fitouts, the Amicus interior design team developed a concept that sits comfortably alongside the established aesthetic while adding warmth and a more refined character. The material palette is restrained: warm timber tones, brass detailing and feature acoustic panelling. Together they give each floor a tactile, elevated quality and keep the three levels visually connected.
The existing kitchenettes were retained rather than replaced. New finishes, contemporary fixtures and considered detailing turn them from functional afterthoughts into features that belong to the design of each tenancy. The approach cuts waste and cost without compromising the result.
Each decision was weighed against quality, functionality and long-term flexibility, so the suites suit a wide range of future tenants and keep a premium feel.
Outcome
The three completed tenancies form a cohesive, elevated offering that strengthens the building's leasing position and gives tenants a consistent experience from arrival to occupation. The kitchenette refurbishment shows how thoughtful reuse can deliver sustainability and cost benefits alongside design quality. The result is three warm, sophisticated and adaptable workplaces ready to support future occupiers.
