Since 2007-2009 crisis Ukrainian developers have considered on involvement of small-sized apartments a posteriori. Comfort Town has been deemed the same. Non tall (six-to-nine floors) buildings, standardizing of elements and typification of sections, aeroconcrete walls, clear floor height 2.7 m and Chinese lifts have been reduced a construction cost. At the end of the first stage's designing about 600 types of apartments had been involved.

The housing estate is constructing at the Left bank on the territory of Vulcan plant that is taking apart. The neigborhood is divided on rectangular blocks. Every housing section has gambrel two-level apartments, combined roof, small-size terraces. One- and two-roomed apartments prevail. Apartments are located on the ground floors too.
