In the world of corporate office design, a company’s headquarters should be the ultimate physical manifestation of its evolution and future ambitions. When Fujiyama outgrew its modest shophouse roots, they needed more than just additional square footage; they required a landmark facility that could unify complex operational needs while projecting a powerful brand identity.

INSADA was commissioned to design both the architecture and interior of the new Fujiyama Headquarters in North Jakarta—turning a dense industrial site into a modern workplace architecture.

Transitioning a corporate operation from a multi-story shophouse to a custom, 7-story headquarters introduce massive spatial challenges. The new ±1,000 sqm site needed to house approximately 3,400 sqm of highly varied, complex programs.
The core challenge lay in balancing disparate functions: public-facing areas, heavy industrial/operational zones, high-density open offices, and highly private executive suites. Without careful space planning methodologies, a vertical building of this scale risks feeling fragmented, causing operational bottlenecks and a disjointed brand experience for employees and VIP clients alike. Furthermore, the surrounding North Jakarta industrial context demanded a design that stood out as a beacon of professionalism without feeling alien to its environment.

Our overarching design strategy focused on seamless vertical zoning and strict architectural discipline. To convey Fujiyama’s core values of precision, strength, and continuous growth, we utilized a bold geometric language and a curated corporate color palette.

INSADA implemented a vertical stack strategy to handle the complex programmatic requirements. Public and high-traffic operational zones are anchored on the lower levels, transitioning into high-density open office layouts on the middle floors, and culminating in quiet, private executive spaces near the top. To prevent a sterile corporate feel, we integrated strategic structural voids and outdoor terraces, bringing natural light deep into the floor plates and offering communal breathing room.

To lower operational energy consumption, we integrated strategic structural voids and recessed building envelopes. These deep recesses self-shade the glass facades, dramatically reducing solar heat gain. Vertically proportioned glazing was carefully placed to optimize daylight harvesting—flooding the deep floor plates with natural light to cut down on artificial daytime lighting, without inducing thermal discomfort.

A core component of our passive cooling strategy was the implementation of natural cooling in high-demand service areas, such as storage, packing, and loading zones. Rather than relying on energy-intensive mechanical HVAC systems for these industrial functions, the design focuses on achieving highly effective passive cross-ventilation. This is accomplished through a series of custom architectural louvers seamlessly engineered into the building’s lower facade, pulling consistent airflow through the operational floor plates to regulate indoor temperatures naturally.

To achieve a look of corporate permanence, we selected high-end, durable materials:
A sturdy travertine-clad base grounds the building, topped by a rigorous grid of precast concrete panels and vertically proportioned glazing.
The Interior: Inside, we translated the brand’s identity through a high-contrast palette. Bold, red-lacquered architectural grid ceilings serve as a thematic highway through the corridors and open offices, beautifully contrasted against warm wood wall panels, clean white walls, and plush, acoustic-dampening red and gray carpeting.

The completed Fujiyama Headquarters stands as a striking testament to integrated commercial architecture and interior design. By harmonizing architectural strength with thoughtful interior touchpoints, INSADA has delivered a future-proof workspace that honors Fujiyama's heritage while driving its next chapter of growth.
