Background: The new MiMA luxury residence is part of Related Company’s $800 million, 1.2 million square foot, 60 story LEED-Silver complex, which also includes the Yotel Times Square West and a Frank Gehry designed Signature Theatre. MiMA is named for its central location in Midtown Manhattan. It is a LEED silver building with 663 rental units, 151 condo units, separate rental and condo lobbies, and a shared amenities floor and field house – providing all the services young professionals would ever need all in their place of residence.


Design Concept:


Rental Lobby and Units Rockwell Group designed a series of playful and fun ‘mixing’ spaces for the rental portion of the building. The main lobby is a social 'loft' with highly-detailed twisted teak screens that divide the spaces. This space offers a variety of seating arrangements that encourage residents to connect throughout the day. The sculptural nature of the lobby is continued on the ceiling, where amorphous shapes are carved out of the ceiling to make room for glass pendant light fixtures. Another focus of the space is the installation of suspended glass spheres and pendant lights that hang over the mail room.


The 663 rental units are fun, playful and modern, based on 5 personality types: single young female journalist, single young male athlete who works in IT, established male clothing designer with a penchant for traveling, an actress and restaurateur couple who love entertaining, and an older couple who love to travel and run and have a restaurant review blog.


Condo Lobby and Units The condo lobby has much more of a intimate feeling than the rental lobby, as there are only 151 units. The sophisticated and elegant space is defined by custom bronze screens, floor-to-ceiling textured glass, marble floors, and custom leather furniture.


The 151 condo units are based on 3 personality types: a single young male who has a modern style and works in IT, a couple who frequent museums and have eclectic taste, and an older couple who live in Connecticut but need a place in Manhattan to stay since they see so many shows on Broadway.


Amenities Floor The amenities floor on the third level is divided into 2 zones – one which is open to all Mima residents, the other which is open only to residents who are members of the amenities club. Open to all is Dog City, an indoor/outdoor dog play area and grooming space, and 2 party rooms that are available for rent at any time. The party rooms each have private terrace access, and boast lacquer paneled walls, an array of rich leather seating options, a kitchenette and bar, and a state-of-the-art TV and sound system. There is also a common outdoor space for barbecues and a catering kitchen available to rent along with the rooms.


On the other side of the 3rd level is the member’s only club, where twisted wood fin screens are used throughout the space to give privacy and intimacy to separate spaces, yet retain a fluid sense of openness throughout. The series of dynamic spaces where members can socialize, relax, or work are a lounge that features a fireplace with a laser cut bronze hood with decorative surround, a billiards room with luxurious leather seating, a Wii/game room, and a business center with a row of iMacs, food vending and a kitchenette. There is also a screening room with a billowing leather paneled ceiling, walls wrapped in lacquer panels and purple acoustic foam, and a kitchenette with a mini-fridge, sink and popcorn maker. At the end of the space is a health club operated by Equinox that boasts a glass-enclosed pool with a tile floor and ceiling with wave-like patterns and lanes demarcated. The sauna is right off the pool, and steam rooms are located in each locker room. There is a private health club elevator that travels from the 3rd floor to the Basketball City space in the sub-cellar field house – the leather stitching in the elevator mimics the materials of a basketball so that the experience begins before you step into the lower level. Besides courts for basketball or volleyball, there are also two more rooms for boxing, yoga, functional training and fitness.
