MiMA - Roof Terrace Commons & Streetscape

Emerging from the third floor of the Related Company’s LEED® Gold Certified 60-story complex near Times Square, HMWhite designed a pair of unique outdoor garden terraces hovering over the bustling city streets. The terraces link building interior amenity spaces with a series of outdoor garden rooms configured for a variety of uses by the building’s residents.


A long linear space overlooking 42nd street, the north terrace wraps the eastern end of the tower. A contiguous meadow landform punctuated with groves of columnar Hornbeams unifies and shapes a series of social pods. This common landscape brings human scale to each pod, designed as flexible spaces for day and evening activities.


The south terrace’s design modulates divergent structural slab elevations to create a barrier free outdoor room extension of the lap pool and fitness facility. Linear steel planters weave through the terrace to emphasize shifting surface elevations and support seasonal blooming shrubs and perennials. A central sloping lawn reflects the interior pool and is flanked by elevated sunning decks that transform into an outdoor movie theater and event space in the evening.
