A stone's throw from the Eiffel Tower, a Haussmann building is quietly undergoing a transformation. Behind its preserved façades, Mondovi Luxury Suites is taking shape — a prestigious residence designed for medium and long-term stays, where luxury hospitality meets the private apartment.
An architectural vision by SOAP Architects & Andon Studio
Through a close and unprecedented collaboration, SOAP Architects and Andon Studio have combined their expertise to create quintessentially French apartments: minimalist yet resolutely chic, warm without ever being ostentatious. Two years of work were required to bring this exceptional project to life.
The aesthetic approach is deeply rooted in the neighbourhood itself. The natural tones of the plasterwork and stone evoke the soul of Paris, while bronze hues enter into a silent dialogue with the nearby Eiffel Tower. Inside, every space distils the warm and authentic essence of a Paris one dreams of calling home.
An exceptional construction project: navigating heritage constraints and technical feats
Transforming this Haussmann building into a prestigious residence was no small undertaking. Located in an area subject to the Flood Risk Prevention Plan (PPRI), the project required the creation of tanked basement spaces — a demanding feat of civil engineering, carried out to protect the lower levels from hydraulic risk while scrupulously preserving the integrity of the existing structure.
True to a philosophy of conservation, the architects chose to retain existing elements wherever possible: the structure, the original staircase steps, and the architectural features characteristic of the building. Adapting the building's new purpose — that of an upscale serviced residence — to its historic shell was one of the project's central challenges, requiring a careful reading of the building and constant trade-offs between preservation and modernisation.
The use of exceptional materials — precious marbles, rare woods, crafted stainless steel — also demanded rigorous coordination between the various trades and an exceptionally high standard of finish. Every detail, from stone assemblies to bespoke joinery, received meticulous attention in order to achieve the expected level of excellence.
Finally, the nature of the spaces themselves — often constrained, as is typical in any old Parisian building — necessitated the use of precision techniques adapted to the context: exacting interventions within reduced volumes, millimetre-perfect coordination between teams, and bespoke solutions tailored to fit each specific configuration perfectly. It is this rigour of execution — invisible once the keys are handed over — that underpins the lasting quality of Mondovi Luxury Suites.
