Residence Soliman is located in the northern part of Bressanone, directly along the banks of the River Isarco and in close proximity to the Wasserschöpfe area. The site benefits from immediate access to natural landscapes while remaining well connected to the urban fabric. The project responds to this dual condition by balancing openness toward the river and greenery with a clear architectural structure that integrates into the surrounding neighbourhood.

The development reinforces the relationship between residential living and the river landscape, using orientation, spacing, and outdoor rooms to frame views and encourage daily interaction with the natural setting.

Architectural composition

The residential complex is composed of five independent buildings, each derived from simple rectangular volumes. Rather than aligning them rigidly, the buildings are subtly rotated in relation to one another. This strategy creates a dynamic spatial arrangement, generating varied sightlines, layered perspectives, and differentiated outdoor spaces across the site.

The articulation of multiple smaller volumes allows the development to maintain a human scale, avoiding the visual impact of a single large mass while improving daylight access and cross-ventilation potential for the apartments.

Outdoor living and façade strategy

A defining feature of Residence Soliman is the generous loggias that extend across the full width of each façade. Depending on the building’s position, these outdoor spaces are oriented either toward the southwest or southeast, optimising solar exposure and providing sheltered, usable extensions of the living areas throughout the year.

These loggias function as passive environmental buffers, supporting thermal comfort while reinforcing the connection between interior spaces and the surrounding landscape.

Public and semi-public spaces

To the south, the complex opens onto a public square that marks the entrance to the quarter. This space, combined with adjacent service facilities, acts as a neighbourhood meeting point and establishes a clear interface between the residential development and the wider urban context.

At the centre of the ensemble, a semi-public shared street and landscaped green areas create a communal heart for the project. These spaces are designed to encourage informal encounters, relaxation, and everyday social interaction among residents.

Private gardens and landscape design

Ground-floor apartments are complemented by private gardens that transition into the shared landscape. Subtle changes in topography and thoughtfully selected planting provide visual screening and a sense of privacy without isolating these spaces from the collective environment.
