A compact industrial headquarters shaped by durability and landscape integration

Located in Schrambach, South Tyrol, the Krapfbau Operational Headquarters brings together offices, warehouse facilities, service areas, and staff accommodation within a single development. Designed by KUP - ARCH Architekten architetti as a monolithic building that responds to the site’s sloping topography, the project balances industrial functionality with a carefully considered architectural presence.

Compact planning and integrated functions

The building is organised as a linear volume that separates public, operational, and service functions while maintaining close physical relationships between them. A three-storey office wing forms the administrative centre of the development and connects directly to the adjacent warehouse, supporting efficient movement between management and production activities.

The upper floor incorporates staff apartments, allowing multiple functions to coexist within a single footprint and reducing the need for additional development elsewhere on the site. This mixed-use approach makes more efficient use of land while supporting day-to-day operational convenience.

The warehouse is partially embedded into the terrain by lowering the service yard, reducing its visual impact and allowing the office building to define the site's architectural identity.

Responding to site and landscape

Rather than imposing a uniform industrial platform, the project works with the site’s natural topography. The sunken service yard minimises the perceived scale of the warehouse, while landscaped ramps and planted outdoor areas soften the transition between the industrial facility and neighbouring residential developments. These landscaped elements also function as green acoustic buffers, helping to reduce noise while improving the environmental quality of the site.

The careful integration of open spaces contributes to stormwater management, biodiversity, and a more comfortable outdoor environment for employees and neighbouring residents.

Durable materials for long-term performance

The headquarters employs a restrained palette of robust materials selected for durability and low maintenance. The façade consists of precast charcoal-coloured concrete panels with polished, bush-hammered, and smooth finishes that provide visual depth while resisting weathering. A hydrophobic surface treatment further improves durability by protecting the concrete against moisture and staining.

Internally, terrazzo flooring in circulation spaces provides a long-lasting, hard-wearing surface suitable for high levels of daily use, while carpeted office areas improve acoustic comfort. Glass and timber partitions maximise visual openness while allowing flexible workplace organisation, and wood-wool acoustic ceiling panels enhance speech intelligibility and reduce reverberation throughout the office environment.
