Students' Housing in Limassol (Architecture Competition) Commendation

PLACE
The site is located within the urban centre of the Municipality of Limassol, between university campuses, in an area bounded by Arch. Leontiou road to the north and the Garillis River to the west. The surrounding urban fabric is characterised by heterogeneity and discontinuity, with small-scale houses standing alongside taller buildings. Here, the city is ruptured by the river, while the area bears visible signs of urban degradation.

The linear park was conceived as an opportunity to revitalise the areas on both sides of the river, to establish a connection with the seafront and to improve access to green spaces. At this particular point, the student residence can act as a catalyst for regeneration: activating public space and social interaction, enriching the local economy and improving urban mobility.

Through this programme, the area is upgraded both functionally and aesthetically, while the density and diversity of a healthy urban habitation are reinforced.

HEARTH
A space — an embrace — where, traditionally, the gathering of a “family” takes place. A shelter to which one returns, to the warmth and familiarity of the known.

The hearth is not merely a building. It is a “place” that strengthens relationships, free expression, acceptance, and the transition from the “confined” to the “open”. It is a place where identity and expression are formed.

In a student residence, the private — expressed as the minimum condition of habitation — coexists with the public: the environment in which young people need to communicate, interact and exchange lived experiences within their shared space. Within this spatial framework, the city should be understood as a dynamic environment that engages in a continuous dialogue with the individual.

“Our residence is not merely a building — it is the place where paths meet…”

Young people need an environment that offers possibilities for encounter, expression, sociability and creativity, but also for reflection, through the individual perspective of each person.

The residence should act as a social bridge — inclusive rather than isolated or ghettoised as a closed structure. Its openness towards the neighbourhood and the urban landscape is a prerequisite for the social development of young people within a broader environment that they themselves can positively transform.

At the same time, it should provide the minimum refuge of the “room”, allowing each individual to think, create and develop intellectually within a private environment, without feeling isolated or enclosed.

Greenery, as a primary compositional element of the proposal, becomes a spatial refuge within an environment that reinforces memory. The urbanisation of greenery establishes a sense of familiarity and comfort. Promoting the shared wellbeing of the “green place” contributes to the making of a more inclusive city.

PROPOSAL
The architectural composition translates the notions of transparency, embrace and encounter into spatial experience, while allowing for reflection without exclusion. It seeks to articulate the urban condition — and the identity of place — within the framework established by the city, revealed through every perspective of the space.

The form develops as a composition of building volumes and voids, interweaving enclosed — private — spaces with open — public — ones. The city flows into the complex through visual permeability and movement, while it is continuously revealed through each dwelling unit and the communal spaces. In this way, urbanity is filtered inward and becomes familiar.

Four volumes define the soft boundaries of the complex — open, sustainable structures. By breaking apart what could have been a compact building mass, a network of through-routes, gathering spaces, green areas and communal spaces is created, all engaging in dialogue with the city.

Movement towards the residential areas is organised internally, while the private semi-outdoor spaces are oriented towards the city. At the centre, a green courtyard is inscribed into the composition, extending as a “void” through the ground floor and reaching towards the street.

Through this green void, a visual connection with the city is established from every point of the ground floor — from both enclosed and open spaces. The centre therefore becomes an “urban core”, where movement, activity and the public life of the residents unfold.

The activation of the openness of the ground floor dynamically reinforces the interaction with public space.

PROGRAMME
The residential units are positioned along the perimeter of the buildings and the site. All rooms enjoy unobstructed views towards the city and the Linear Park.

The residential units are arranged on the upper floors and accessed through semi-outdoor corridors. The dynamics of movement are reinforced by bridges crossing the void — the courtyard — between the buildings.

The bridges become a means of making sociability visible: they reveal the life taking place within the complex while also providing places to pause and gather in small groups, encouraged by the circumstances of shared habitation.

The pilotis and courtyard provide opportunities for rest and student-led artistic activities, with green surfaces and integrated seating creating informal spaces for gathering.

At ground level, adjacent to both the street and the river, the reception and student lounge are arranged across two levels. The transparency of the volumes encourages communication both within the complex and towards the city to the west.

The rooms are distributed across the upper floors, with accessible rooms deliberately dispersed throughout the complex in order to encourage social integration and interaction among the student population.

A games room and reading room are proposed in the rear building. From these spaces, the view extends towards the river.

The gymnasium is located on the fifth floor. Its more public character makes it a point of attraction within the residence. The flows of movement towards the gymnasium contribute to a building that remains active and inhabited throughout the day.

CONSTRUCTION
The proposal is characterised by design simplicity, with a structural grid establishing the architectural order.

The structural frame is constructed in reinforced concrete, with V-shaped columns at the pilotis level and aligned columns on a regular grid across the upper floors.

The building envelope consists of dry construction and an external thermal insulation system, while openings extend across the full height of the floors. Suspended ceilings are introduced only in service areas, such as WCs and spaces accommodating mechanical and electrical installations and ventilation systems.

The corridors and balconies are constructed in exposed concrete with falls for drainage, without additional finishes, both for reasons of economy and for constructional clarity.

At their edges, a lightweight shading system is proposed, consisting of horizontal tracks and sliding panels carrying canvas fabric. These panels can move freely along the balconies and corridors, allowing the occupants to regulate both daylight and privacy.

The materials have been selected according to principles of standardisation, low construction cost and minimal maintenance.

SUSTAINABILITY
The proposal envisages an energy self-sufficient building with a positive energy balance. Its environmental footprint is minimised through the integration of sustainable design practices.

Microclimatic conditions are enhanced through cross-ventilated spaces — the voids between the buildings, as well as the courtyard and the pilotis.

The ground floor is not extensively paved but planted. Large permeable surfaces reinforce the ecological performance of the urban ground.

The planting strategy is based primarily on deciduous trees, such as plane trees, complemented by olive trees, mastic trees and low-irrigation shrubs.

The courtyard and the buildings provide mutual shading, maintaining a low thermal load during the summer, while allowing solar heat gain during the winter through the seasonal loss of foliage.

At a second level, the perimeter awnings create opportunities for controlled solar exposure, forming a soft outer layer that optimises the environmental performance of the building.

The proposal complies with the required thermal insulation standards for the building envelope. Independent air-conditioning units and other mechanical and electrical systems are powered by electricity generated through renewable energy sources.

A PLACE FOR THE CITY
The proposal establishes a contemporary model of green habitation — open, flexible and coherent with the city.

A complex that encourages coexistence while respecting privacy.

A micro-city where the common ground becomes a sustainable space of movement, communication and encounter; a place through which one can discover, in perspective, something about oneself — and something beyond oneself.

A place where the urban image and urban life flow “inside”, as a reminder of the future and of the possibilities that lie ahead for its inhabitants.
