One of the goals of the municipalities is to develop the municipal economy, minimize state or federal dependence and one of the means is to attract investment by optimizing processes, quality infrastructure, security and proposals of spaces for commercial activity. 
In an area that has grown at an accelerated pace in recent years, the client has a property located within an island destined for finance, where the project initially proposed facilities for vertical construction, with retail on the first levels and offices on the following levels. We discovered that the city's lack of business vocation did not require more offices, all the surrounding spaces are abandoned, there are no companies with enough resources to rent those spaces and/or building in a small city is cheaper. In the course of the project came the pandemic closure and people went to work at home, this migration completely changed the program and assured us that it was worth the discussion of the land use change; the site is not ready as a financial center. 

In this way we make a building that consists of thirteen levels, three subway parking levels accessed by elevators, three commercial levels that are exposed to the street level and seven levels of apartments; the mixed use allows us to detonate the movement of people in the area; densifying it to return to the financial vocation at some point. 

The retail is an open space, allowing access from the street, the change of level helps us to defer without limiting, inviting pedestrians to access the square with stores; a series of terraces on the immediate levels breaks the monotony of being in a square. 
Three apartments per level, different dimensions, with capacity for four people each, which does not give a total of eighty-four inhabitants in the building, apartments with additional luxuries as the area demands exclusivity. 
It is a project that becomes iconic within the city for its scale, and that will leave a mark on those who visit it for its versatility and innovation.
