DOCK - Two apartments for two brothers

Two apartments, two brothers, one architectural signature. The creation of two penthouse apartments within a development project in Prague’s Holešovice was entirely tailored to the needs of two siblings with different living requirements – one sought a permanent home in a prestigious location, while the other needed a base for occasional visits to the capital.

The project was handed over to us at the shell-and-core stage – with only the load-bearing walls and shafts in place. We had to design the entire layout from scratch, transforming a single vast space into two separate apartments using partitions. Each apartment has its own separate entrance directly from the shared corridor with the staircase. The larger unit is also accessible via an elevator that opens straight into the entrance hall. From the very beginning, it was clear that this larger apartment would be an interior full of exceptional details.

Our initial inspiration came from “masculine” interiors – dark stained veneer, concrete wall finishes, metal accents, and glass. We then brightened the space visually with bleached oak flooring. We also wanted to introduce a distinctive accent that would reflect the client’s refined sense of design. That’s how the idea of using green marble in the interior came about. The unusually colored stone ultimately became the defining motif of the entire apartment. Beyond the kitchen, it appears on bedside tables in the bedroom and on bathroom cladding, unifying the space with its unique character.

The main space is layered into several zones using a custom carpentry element. The dominant area upon entering is the living room with the dining area, anchored by an exceptional table from the Italian brand Bonaldo. On one side, the kitchen is visually separated by a green island, while on the other, two more private corners have been created: a study and a fireplace nook, complemented by brass shelving paired with an antiqued mirror.

The second apartment is designed in more natural beige tones. The living area flows seamlessly into the kitchen and dining space. The bathroom is accessed from the entrance hallway and is positioned at the center of the apartment. To visually enlarge the relatively small bathroom, a glass wall facing the bedroom was introduced, allowing natural light to fill the space.

Both units are fitted with custom carpentry, providing ample storage while keeping the spaces airy and uncluttered. The walls feature concrete finishes, minimalist wallpapers, and striking marble-effect ceramic tiles. Both apartments share a unified color and material scheme. They are elegant, grounded in earthy tones, yet each maintains its own distinct character.
