Located on a quiet street in the Batel neighborhood of Curitiba, the building has a family-friendly scale with only six floors. Each floor contains four apartments, measuring 52.6 and 67.5 m², two of which face the street, while the other two overlook the Batel perimeter. The rooftop is dedicated to the common area, offering all residents the best views.
On the ground floor, the garage is arranged to keep cars out of sight, shifting the focus to pedestrians. An open lobby with minimal enclosures is created, which, along with the landscaping, forms a small access plaza.
Taking inspiration from old houses elevated on blocks above street level, the building is lifted from the ground through its materiality. The tower, clad in concrete and ceramic tiles, presents more neutral tones, while the exposed brick on the ground floor brings a sense of warmth, coziness, and friendliness—conveying these important feelings of transition between the building and the city.
The structure is simple and rational. On the façade, the use of exposed concrete eliminates the need for edge beams, resulting in just slabs and floor-to-ceiling window frames. The brise-soleils help filter sunlight and also provide a layer of privacy. The building as a whole encourages interaction and connection among the residents of DOM 317.
