This small-scale residential development is located in the heart of Linden Hills, a flourishing Minneapolis neighborhood with a walkable mix of shopping, lakes, single-family homes, and high-density apartment buildings popular with single professionals. Housing for families wishing to age in place is difficult to find.
Responding to this specific housing need, the project replaces three derelict buildings that were crammed on to a pie-shaped lot. The new four-story building, with below-grade parking and elevator service to three private flats, supports the city-wide goal to add smart density that reinforces the character of the neighborhood.
The buildings massing and materiality reinforces its location at the transition between the high and low-density residential districts. The floor-to-ceiling windows gesture to the scale of the apartment buildings, while the stained cedar siding and black accent panels are a modern interpretation of the lap siding and trim found on the bungalow homes of the neighborhood.
Geothermal heating and cooling and rooftop photovoltaic panels minimize energy usage and a stormwater retention tank captures and reuses all the rainwater on-site.
