Ochnik Development builds luxury residential property in Warsaw and Łódź. The company grew out of Ochnik, a Polish fashion and leather goods brand, and it carries that background into its buildings: classic elegance, high-grade finishes, materials chosen to last.

Its new office occupies the ground floor of a residential building the developer had just completed on Dzielna Street in central Warsaw. It is also the company's sales office. That set an unusual condition for the design: the space had to work as a workplace and, at the same time, as the most persuasive possible argument for what the developer sells — an interior coherent with the building above it.

Beyond the entrance sit the reception and the meeting rooms for sales clients; deeper inside, the management and staff areas. The key decision was to finish all of it to the same standard. The parts clients never see are built exactly like the parts they do, on the reasoning that a company selling craftsmanship cannot credibly stop caring once the door closes.

The palette is deliberately restrained: beige, Balkan walnut, black, white and brass. Vescom wallpapers, Dunin mosaics and Ege carpets, with detailing worked out at a level closer to residential than commercial practice. Alongside the meeting rooms, coffee points and kitchen are acoustic rooms designed for online calls — the practical requirement most "elegant" offices forget.
