This luxury residential rental project site assembles five parcels to the west and a light and air easement to the south. Among unique features are the architectural approach and treatment of its facades. Above the second floor, the building façade is a combination of brick and aluminum lightweight prefabricated panels. A base of slate supports a glass and stainless steel canopy. Twelve stories of the west façade cantilever over an adjacent five-story building.
With a maximum of six units per floor, there is a feeling of intimacy not often available in rental building properties. The building’s top six floors feature only four apartments per floor. At the 15th floor, the building steps back to create terrace space.
The 97-unit mix of studio, one-, and two-bedroom apartments includes six duplexes. Layouts and fenestration take advantage of expansive views to the east, south and west. Some of the larger units were designed with eating alcoves next to the kitchen. Units are designed for handicapped adaptability.
Amenities include a health club and an outdoor recreation area on the roof. 3,400 square feet is available for medical offices.
