Clementi NorthArc: A Neighbourhood Shaped by the River

Clementi NorthArc places its relationship with the Ulu Pandan River at the centre of the development.

Nearly 1,200 homes are distributed across six residential blocks ranging from 12 to 40 storeys. The buildings step down towards the river and the centre of the site, reducing their scale along the waterfront while opening views, greenery and shared spaces towards the landscape.

A series of planted terraces and pedestrian routes connects the homes to the river and the wider Park Connector network. Rooftop gardens, a tree-top walk and a pavilion overlooking the water extend the landscape through different levels of the development, creating spaces for movement, gathering and recreation.

The design also preserves a connection to the site’s history. Parts of the site previously formed part of the old KTM railway and steel recovered from the former tracks has been reused in trellises and other structures across the development.

Community facilities are integrated at ground level, including childcare provision, a residents’ network centre, supermarket, shops and an eating house. The commercial buildings are positioned along Clementi Avenue 6, creating a buffer from the road while keeping everyday amenities accessible to residents and the surrounding neighbourhood.

Car parking is located beneath landscaped decks, allowing the spaces above to remain focused on people and planting. Landscaped openings introduce daylight to the parking levels, while vehicular access is positioned away from the main pedestrian routes.

Completed in 2025, Clementi NorthArc brings housing, community facilities and riverfront landscape together within one connected development. Its design demonstrates how high-density housing can strengthen the relationship between residents, shared spaces, nature and the history of the site.
