TPG worked with Northwell Health to convert a mid-20th century, 23,000 square-foot office building in Lynbrook, New York into a state-of-the-art medical office facility. The three-story building, located at 733 Sunrise Highway,had previously been the Long Island American Water Company’s headquarters, andNorthwell wanted to transform the space into alocal medical services facility. Looking to expand their geographic reach and broaden their medical service practice in the Lynbrook area, Northwell Health, a repeat client, enlisted TPG with the building redesign and addition.
TPG worked with the client to remodel the existing building with all new infrastructure. The primary design challenge was adding the new addition while keeping the existing character of the 75-year-old building. To better utilize the space, the design moved the building’s main entrance to the back by creating a new modern 3-story addition with metal panels and a curtain-wall system. The addition contains new elevators and waiting areas while preservingthe historic look of the front of the building. The existing double-hung windows were all replaced with new fixed windows with a double-hung look and new energy efficient windows that were designed to look as ifthey were always there and to fit within the building’s character.
In addition, the existing parking lot was redesigned to maximize the area more efficiently. All new exterior lighting and plantings were incorporated into the design.This newly renovated building, opened in May 2018 and features specialized areas for primary care, surgical, and outpatient services. Each floor will have their own reception, employee lounge area, and waiting rooms for each of the practices.
