The JTI Caucasus Office, located in Tbilisi, Georgia, within the Hilton Garden Inn, is a 1100 sq.m. open-plan workspace designed by Material Editors in collaboration with Archtrade. The project aimed to create a flexible, comfortable, and sustainable environment that promotes employee well-being, effective communication, and supports hybrid work models. The design was inspired by organic and natural forms, focusing on creating an atmosphere that would foster both productivity and relaxation. Drawing from nature, the office layout and design elements were shaped to reflect fluidity, balance, and harmony.

A significant challenge during the project was creating a spatial layout that effectively balanced collaborative and individual work areas within the constraints of the building’s structure. The initial setbacks included optimizing the space's flow to support various work styles, ensuring accessibility for all users, and accommodating the client’s requests for sustainability and flexibility. The layout needed to integrate hybrid workspaces, areas for focused work, as well as spaces for informal interaction and meetings, without compromising functionality. Additionally, the renovation involved coordinating the installation of curved partitions and unique lighting elements, which required precise planning and execution.

The project utilized a combination of modern construction techniques and sustainable materials. Maars glass partitions, Dorma movable walls, and acoustically optimized furniture allowed for a flexible and adaptable office environment. The materials were chosen for their durability and minimal environmental impact, with an emphasis on low-carbon solutions. Sustainable practices were incorporated by selecting energy-efficient lighting, including LED fixtures, and optimizing natural daylight usage to reduce energy consumption.

The office layout was carefully planned to encourage natural circulation. The space is divided into three primary zones, each centered around a gathering point to facilitate organic movement and interaction. The design integrates biophilic elements like natural wood finishes and greenery, enhancing the atmosphere and supporting the health and well-being of employees. This spatial configuration, alongside ergonomic workstations, modular furniture, and flexible partitions, ensures that the office supports both collaborative work and individual focus areas. Ultimately, the design creates a harmonious and functional environment that enhances productivity, fosters collaboration, and promotes employee comfort.
