This villa was conceived in response to a unique challenge: creating a residence that conveys a strong sense of luxury and individuality despite strict limitations on the allowable built area. Rather than associating luxury with size, the project redefines it through spatial quality, openness, and the richness of everyday experience.
The design process begins with a simple geometric volume positioned within the site's buildable footprint. From the earliest stages, the objective was to maximize the perception of space while maintaining a compact architectural form. Instead of expanding horizontally, the project develops through a series of strategic transformations that generate visual depth, outdoor living opportunities, and a strong connection to the surrounding landscape.
A key aspiration of the client was the presence of generous terraces and balconies. These outdoor spaces therefore became fundamental design generators rather than secondary additions. Through a sequence of volumetric articulations, the primary mass is shaped to create multiple terraces, semi-open platforms, and elevated outdoor areas that extend the living experience beyond the enclosed interior. The boundaries between indoor and outdoor space are intentionally blurred, allowing nature, light, and fresh air to become integral components of daily life.
Water plays an equally significant role in the architectural concept. Responding to the client's request for a swimming pool that would be fully integrated with the villa, the pool was conceived as an extension of the architecture itself. Rather than occupying a separate zone within the site, water is woven into the composition, interacting directly with the built form and reinforcing a continuous dialogue between solid and void, architecture and landscape. Reflections, movement, and changing light conditions transform the pool into an active spatial element that enriches the experience of the house.
The formal development of the project follows a process of addition, subtraction, and spatial carving. Starting from a pure volume, strategic interventions create terraces, voids, and transparent connections that reduce the perceived mass of the building while enhancing openness and visual continuity. A vertical glazed element acts as a unifying spine within the composition, bringing natural light deep into the interior and strengthening the relationship between different levels of the villa.
Materiality is intentionally restrained and timeless. Exposed concrete forms the primary architectural expression, emphasizing the clarity and permanence of the volumes. Its textured surfaces create a powerful contrast with transparent glass façades, reflective water surfaces, natural vegetation, and warm timber decking. This balance between solidity and transparency establishes a refined yet contemporary architectural identity.
To achieve both construction efficiency and design flexibility, the villa utilizes a Light Steel Frame (LSF) structural system. The lightweight structure enables larger openings, extended cantilevers, and faster construction while supporting the clean geometries and spatial ambitions of the project.
The result is a contemporary villa where luxury is not measured by scale, but by experience. Through the integration of terraces, water, light, materiality, and landscape, the project transforms a limited footprint into a rich spatial environment that offers openness, exclusivity, and a distinctive architectural character.
