Triplex Perdizes: Inverting Structural Logic to Prioritize Social Living
The Triplex Perdizes was born from a young lawyer's desire to transform a standard 200 m² apartment into a dwelling with the soul of a house, prioritizing a complete outdoor area with a swimming pool and gourmet space for gathering friends and family. The project emerged organically while Pietro Terlizzi Arquitetura was working on another unit in the same building, which facilitated the initial contact with the client. The greatest technical and intellectual challenge of the renovation was the radical inversion of the rooftop's outdoor area position relative to the building's original structural proposal. This strategic shift allowed the resident to gain a privileged view of the horizon—stretching from Heitor Penteado Avenue to the sunset—optimizing a space that previously lacked such prominence and had not been structurally engineered for these specific loads.
To make this inversion viable, a structural reinforcement was implemented throughout the entire apartment to support the new leisure-related weights. For the upper floors, Glued Laminated Timber (Glulam) was chosen as the solution to ensure lightness, assembly speed, and sustainability. The design philosophy sought a contemporary Brazilian aesthetic with industrial influences, marked by the firm's signature contrast: the counterpoint between rustic grey concrete and the delicacy of wood. The mood board is completed with monochromatic tones, leather, and stonewashed fabrics, creating a sophisticated and timeless atmosphere.
The spatial organization is functionally distributed across three levels, starting on the first floor which houses the private and internal social areas. Here, the solid Cumaru wood chevron flooring climbs the walls of the breakfast room, serving as a decorative panel. A custom-designed minimalist staircase leads to the second floor, the social heart of the residence, where the connection to the outdoors is maximized by using the fewest walls possible. On this level, the exposed Glulam beams and the seamless integration between the home theater, gourmet area, and pool create a fluid and striking experience. The journey culminates on the third floor, where a music room and a secluded lookout act as a private balcony for contemplating the city.
Beyond aesthetics, the project prioritized technical performance and well-being through thermal and acoustic comfort solutions, such as the use of "sandwich" thermo-acoustic tiles with rock wool and the promotion of abundant cross-ventilation. Natural light bathes the upper floors thanks to wide openings, while the architectural lighting design creates intimate scenarios with plenty of indirect light. The final result is a project that reflects total synergy between architecture and resident, where every detail—from the reforestation-sourced structure to the home automation—was designed to transform urban routine into a constant experience of inspiration and comfort.
