The intervention concerns an Alpine villa of the 1950s with annexed park.
The building restoration project (bound to planning restrictions under Legislative Decree 42/2004) has been respectful of the existing architecture, using materials from the local vernacular declined with modern plant and insulation technologies. The client’s wish was to create four residential units to be used as vacation homes, equipped with common areas such as garages, cellars, laundries, outdoor solariums, and a wellness area, seeking the balance between regulatory compliance and achieving the goal of gold energy class.
The design envisions common spaces dedicated to wellness and well-being, matching the current need for convivial spaces close to the residential core. Such spaces are managed using computer systems.
The new extension unit, primarily dedicated to personal care and wellness, was designed with new compositional-stylistic and material features, without seeking to blend in with the existing building.
The heating system consists of a condensing boiler with heat exchanger associated with a reversible heat pump, sized to operate in both winter and summer air conditioning, and is combined with a dehumidification system. The heating units constituted by floor radiant panels have a reduced pitch in order to reduce the supply temperature to a minimum. The system is managed by an advanced regulation unit that chooses which generator to use according to the external and internal conditions, favouring the most efficient in terms of consumption.
Each housing unit is equipped with an autonomous enthalpy heat recovery system, which manages both air exchange and treatment, and is operated by a remotely controlled smart home system.
