Designed with an architecture capable of transforming density into urban quality, richness of uses, and generosity of spaces, the project includes 101 apartments — 68 of which are affordable housing — along with a student residence of 104 rooms. Together, they form a diverse living environment where families, students, and residents of all backgrounds share a common ambition: making collective life a source of well-being.
As part of the large-scale Brazza urban development on Bordeaux’s right bank, the building establishes itself as a mixed and intergenerational place, where shared spaces and multiple uses create new synergies between generations.
On the 6th floor, a vast 600 m² rooftop garden terrace offers a true landscaped belvedere — a space for meeting, relaxation, and community life. At the heart of the block, a contemplative garden at the 1st floor provides greenery, softening views and opening living spaces to nature.
At ground level, open porches extend the city into the block, weaving active connections with the public realm. Rooted in the industrial memory of the site, the project combines monumentality with everyday usability. Its ochre-toned mineral presence, built in low-carbon concrete tinted “greige” in the mass, resonates with Bordeaux’s stone façades, inscribing the architecture in a sensitive continuity between memory and modernity.
The building is constructed with smooth low-carbon concrete, made from grey cement enhanced with aggregates and natural pigments. Its structure combines cast-in-place reinforced concrete walls, columns, and slabs with prefabricated façade elements, balancing durability, energy performance, and reduced carbon footprint.
