In the heart of Częstochowa, on a relatively modest 860 m² plot framed by two public roads, stands an intriguing architectural answer to a challenging brief. The project, dubbed the Urban Modern Barn House, was created for a four-person family who sought not only comfort and functionality but also a strong sense of privacy – something not easy to achieve in such a constrained location.
Despite the limitations imposed by strict building lines and the close presence of neighboring structures, the architects managed to design a spacious home of nearly 261 m² of usable space. The key was a compact, barn-like form, enhanced by a striking overhang that extends to shelter the terrace and carve out a protected outdoor living area.
The ground floor is organized in a clear, classical arrangement. A generous two-car garage with additional utility space anchors one side of the house. The core living area opens into a bright, airy living room, seamlessly connected with the dining area and kitchen. Here, family life unfolds against a backdrop of floor-to-ceiling glazing, which blurs the line between interior and exterior. Complementing the main zone are practical amenities: a full bathroom, a pantry, a cleverly hidden home office, and a technical room.
The upper level makes use of the high knee wall to deliver truly livable attic spaces. Three children’s bedrooms, a large acoustically insulated office, and a master suite with a walk-in closet, en-suite bathroom, and private sauna form a functional yet intimate retreat. Large dormers bring abundant daylight into the attic, softening the geometry of the pitched roof and enhancing spatial comfort. A sizable bathroom and laundry room further underscore the home’s practicality.
A hallmark of the design is the way indoor and outdoor living intertwine. From the living room, expansive glazing leads directly to a covered terrace – a hybrid zone shaded both by the generous roof overhang and a pergola with movable louvers. Despite the scale of the house, the interplay of volumes and voids ensures that the garden remains open and inviting, preserving a sense of breathing space so vital in an urban context.
The Urban Modern Barn House demonstrates how thoughtful design can overcome spatial restrictions to deliver architecture that is at once contemporary, efficient, and deeply attuned to the lifestyle of its residents. It is a home where modern aesthetics meet sustainable logic – proving that a “barn” typology can be reimagined for city life without compromise.
