HUB26 is a modern office complex located in Thessaloniki’s rapidly developing western district. Spanning 31,000 sq.m., the project aims to serve as a catalyst for the area’s transformation, offering dynamic workspaces that adapt to evolving professional environments.
The architectural concept draws inspiration from the city's rich history, integrating elements from its industrial past and the atmospheric mist that often envelops it. Positioned along 26is Oktovriou Street, the L-shaped complex embraces transparency, maximizing views of the sea and surroundings. A central plaza fosters interaction and community.
The design references the geometric characteristic of the neighboring former FIX Brewery and Silo structures. A spacious colonnade welcomes visitors, while upper levels feature a dynamic interplay of solid and void surfaces, echoing the city's layered history. The façade is crafted with custom-designed ceramic bricks arranged in a 3D pattern, utilizing five shades of terracotta. The gradient effect, from dark at the base to lighter at the top, creates a visual illusion of the building dissolving into the mist.
Developed using BIM technology, the project underwent extensive digital analysis to optimize façade implementation. Specialized research led to the creation of custom ceramic bricks in collaboration with S.Anselmo, ensuring both aesthetic and technical excellence. Visits to the manufacturer’s facility in Italy facilitated hands-on evaluation, fine-tuning colors and textures for long-term durability.
HUB26 aspires to achieve LEED Gold certification (in process of certification), incorporating sustainable features such as green roofs and terraces that enhance biodiversity, improve microclimate conditions, and reduce energy consumption. Locally sourced materials and energy-efficient systems further minimize environmental impact.
A lush outdoor area with stepped gardens offers a tranquil gathering space, fostering well-being and social engagement. Designed to optimize natural light and ventilation, HUB26 redefines the contemporary workplace, merging past and present in an innovative, bioclimatic business hub that promotes collaboration and sustainability.
