Savasa: Compact Residential Architecture Designed for Tropical Living

Commissioned in 2018, INSADA Integrated Design Team was appointed to develop the architecture and interior design for Savasa, a compact residential development in Cikarang, West Java, in collaboration with Japanese developer Panahome. The project sought to demonstrate how thoughtful planning, sustainable design strategies, and efficient construction methods could elevate the quality of compact housing for modern Indonesian families.

Savasa comprises two residential typologies. The first occupies a 6 × 11 meter plot with a total built area of 62 square meters over two storeys, while the second sits on a 7 × 12 meter plot with 72 square meters of built area. Despite their modest footprints, both homes were designed to provide generous, adaptable living environments that respond to the changing needs of their occupants.

The planning approach focused on maximizing functionality without compromising comfort. The ground floor integrates the living room, dining area, and kitchen into an open-plan arrangement that encourages natural interaction while enhancing the perception of space. An efficient staircase minimizes circulation area and accommodates a powder room beneath it, ensuring every square meter contributes to the overall functionality of the home. Upstairs, the smaller typology contains two bedrooms, while the larger version accommodates three, providing flexibility for different household sizes.

Responding to Indonesia's tropical climate was fundamental to the architectural strategy. Passive cooling measures were integrated from the earliest stages of the design process to reduce reliance on mechanical air conditioning. The open-plan living and dining spaces connect directly to both the front and rear gardens, allowing natural cross ventilation to flow through the house. This continuous movement of fresh air significantly improves indoor thermal comfort throughout the day.

The roof design further reinforces the passive environmental strategy. Inspired by the simplicity of contemporary Japanese residential architecture, the roof profile conceals continuous ventilation slots that allow cooler outside air to enter the roof cavity while releasing accumulated heat. By promoting airflow across the ceiling space, the system reduces heat transfer into the upper floor, improving comfort without additional energy consumption. This environmentally responsive approach contributed to the project's recognition at the Green Property Award for sustainable residential design.

Beyond environmental performance, the design also responds to the realities of Indonesian family life. Market research identified a strong demand for homes capable of adapting as households grow, particularly in accommodating multi-generational living arrangements. Rather than treating future expansion as an afterthought, both house typologies were intentionally planned with sufficient rear yard space to accommodate an additional bedroom or living extension when required. This "growing house" concept enables homeowners to expand over time while preserving the integrity of the original design.

A further challenge emerged through the client's request to construct the development using a cast-on-site precast construction system. This required both the structural frame and wall assemblies to function as a standardized kit of parts, reducing the number of precast molds while remaining within the lifting limitations of the construction crane. At the same time, the system needed to preserve flexibility for future extensions.

Close collaboration between the architectural and engineering teams resulted in a modular structural solution that balanced manufacturing efficiency with long-term adaptability. By minimizing panel variations without restricting future modifications, the project demonstrates how industrialized construction methods can support both economic efficiency and evolving residential needs.

Savasa reflects an integrated design approach in which spatial planning, environmental responsiveness, construction technology, and market understanding are developed as a unified architectural solution. Through careful consideration of how compact homes are lived in today—and how they may evolve tomorrow—the project demonstrates that limited floor area need not limit quality of life. Instead, it offers a contemporary residential model that is efficient, sustainable, and adaptable, providing lasting value for both residents and developers.
