Unity Mall

Reframing Retail as Cultural Infrastructure:

Unity Mall is conceived as an architectural response to a national question:
Can retail infrastructure become an instrument of cultural integration, ecological sensitivity, and economic empowerment?

Shillong, the capital city of Meghalaya, is the primary gateway to the state. The site, located within the emerging New Shillong Township, is part of a rapidly developing administrative and institutional zone. Transcending conventional definitions, Unity Mall is conceived not as a sealed container of commerce, but a civic landscape where craft, culture, tourism, training, and community converge. It is an infrastructural framework designed to strengthen the cultural and economic fabric of the Northeast while fostering national integration.

Where typical malls prioritize consumption metrics, Unity Mall prioritizes identity, inclusion, and interaction. It is structured as a public high street embedded within landscape—an open, porous, climate-responsive environment that transforms retail into experience.

A Mall in the Forest: A living Museum of Indian Craftsmanship:

The region’s terrain is defined by undulating hills, high rainfall, dense vegetation, and panoramic valley views. Any architectural intervention here must negotiate slope, water, ecology, and view corridors with sensitivity. Rather than flattening the land, the design works with topography. Built forms step with the contours, creating terraces, decks, and elevated walkways, minimizing land disturbance while allowing the landscape to remain the primary visual and experiential protagonist.

Unity Mall is anchored in three core objectives:

1. Promote national integration by showcasing products from all Indian states
2. Empower indigenous and rural artisans
3. Strengthen tourism-driven economic growth in Meghalaya

The project integrates the Indian Government’s “One District One Product” (ODOP) initiative within its spatial and curatorial framework, which aims to take local regional products to the national level and generate economic stability by setting up multiple Unity Malls in 50 selected destinations.  

Dedicated pavilions for Meghalaya and other states create a federated yet unified layout, reinforcing diversity within cohesion. Each pavilion is narrative-driven, celebrating craft, heritage, and regional identity. Interactive digital walls and immersive storytelling installations enable visitors to explore the history, cultural context, and craft processes behind each product, deepening engagement beyond the point of sale.

Reimagining Mall Typology: The High Street Ecosystem:

Conventional malls are inward-looking, climate-sealed, and brand-driven. Unity Mall adopts the opposite strategy.

The organizing principle is an open high street spine. This pedestrian axis becomes the social heart of the project—lined with retail pavilions, shaded walkways, landscaped courts, and plazas. The spatial experience is closer to an urban promenade than an enclosed shopping complex.

The masterplan integrates:

1. Open plazas for public gatherings
2. Amphitheatre for cultural performances
3. Water channels responding to heavy rainfall patterns
4. Bridges and decks connecting terraced levels
5. Landscaped courts for seasonal markets and festivals

The food court anchors the central zone, overlooking public activity areas. Exhibition spaces and training facilities are strategically positioned to encourage cross-movement between commerce and learning.

Architecture and Landscape: Contextual, Layered, Porous and Sustainable:

Rooted in Meghalaya’s vernacular, the design employs layered forms, pitched roofs, shaded transitions, and local materials such as stone, bamboo, and timber—eschewing glass-box aesthetics for depth, shadow, and permeability. Bridges and elevated connectors negotiate terrain, while rooflines follow contours, ensuring visual porosity between built and landscape.

Landscape functions as critical infrastructure in a high-rainfall context, integrating swales, permeable surfaces, and rainwater harvesting. Native planting enhances biodiversity and low maintenance, while flexible public spaces operate as both ecological systems and civic realms.

Shillong’s moderate climate enables passive strategies, natural ventilation, daylighting, and cross-ventilation, reducing energy demand. Combined with renewable energy, waste management, and landscape-driven microclimate control, the project establishes a low-impact, climate-responsive development.

Cultural, Economic, and Civic Integration: A New Retail Paradigm:

Unity Mall extends sustainability beyond environment to embed cultural continuity and economic resilience. Training and R&D facilities support artisan skill-building, while exhibition spaces and digital interfaces enable storytelling and direct engagement. By integrating production, display, and retail, the project strengthens the entire value chain—ensuring sustained livelihoods rather than episodic market access. Positioned within a tourism-driven economy and structured as a Public-Private Partnership, it balances public value with long-term financial viability.

Conceived as an inclusive civic environment, the public realm becomes primary, with retail as a supporting layer. Barrier-free movement, open plazas, shaded streets, and an amphitheater activate the site beyond commerce, encouraging gathering, events, and cultural exchange.

Through high-street spatiality, topographic integration, cultural curation, artisan empowerment, climate responsiveness, and landscape-led planning, Unity Mall operates as a multi-scalar system—simultaneously a livelihood engine, tourism anchor, and cultural infrastructure. 

In a nation defined by plurality, Unity Mall organizes diversity into a coherent spatial narrative. By reframing retail as cultural infrastructure, Unity Mall offers a replicable model for emerging regions across India, where architecture can become a bridge between heritage and modernity, commerce and culture, landscape and livelihood.
